A signal, not a quote.
Many mortgages are pooled into mortgage-backed securities that investors buy and sell. Treasury yields help frame that market, but mortgage securities have different characteristics, including the possibility that homeowners repay early.
Freddie Mac explains that the mortgage–Treasury spread can change with investor views of mortgage risk and the supply of the two securities. A move in the 10-year yield is useful context, rather than a precise forecast for your next mortgage quote.
Look beyond the headline rate.
